My dad and grandfather were carpenters. I grew up walking houses with a contractor, learning to read the structure first and the kitchen second. The pretty stuff covers a lot. It doesn't change what the house is doing underneath.

I can stand in a basement, look at the bottom 18 inches of block, and tell you whether somebody painted over a water problem. I can walk a kitchen and feel a failing subfloor under a brand new floor. For a buyer, that is the difference between a smart purchase and a $34,000 surprise. For a seller, it is knowing exactly what to fix and what to leave alone, so you never waste a dollar.
